Do I have to know my budget before we talk?
No. We can start with your questions and what you want your next move to look like. A lender can help confirm loan options and numbers.
Is the down payment the only cash I need?
No. Closing costs, prepaid items, moving costs and cash reserves are separate parts of the plan. Ask your lender to explain the Loan Estimate and estimated cash to close.
What about first-time buyer assistance?
Programs and eligibility vary by location, lender, income, property and funding availability. Ask your lender about current options, costs, conditions and repayment rules. This website does not promise eligibility or a grant.
Does this calculator tell me what I qualify for?
No. It models a payment from your inputs. It does not review credit, income, debts, loan rules or lender approval. Use it to prepare questions, not make a financing decision.
